Atlantic Seaboard is the coastal area of Cape Town that consists of Camps Bay, Clifton, Bantry Bay, Fresnae, Sea Point, Green Point, and Mouille Point.
When comparing areas and suburbs of Cape Town it is important to take into account the following factors:

Here you will find a brief description of each suburb that form the Atlantic Seaboard area, and how they rank on the above-mentioned 7 criteria. This ranking is naturally not an exact science but it does represent a combined opinion of Cape Town expat community. It would be a good idea to visit as many of these areas as possible to form your own opinion.

Camps Bay's major attraction is mesmerizingly beautiful views of the Atlantic Ocean, Twelve Apostles Mountains and Lion's Head. Add to that a great beach (beware water is freezing ALL year), lots of restaurants and vibey feel, and you will see why locals and tourists alike adore Camps Bay. This splendour naturally comes at a cost. Expect some of the highest property prices in Cape Town.
The choice of properties is very wide - from small apartments to ultra-modern penthouses and from modest townhouses to massive mansions. Houses usually come with a garden and a pool, although gardens are not as large as you will find in Southern Suburbs. Rental availability is better during the winter months of May to September. Outside this period, rental prices go up and availability goes down.
There are no security estates in Camps Bay, but apartments usually have some sort of gate security. In terms of security, Camps Bay is one of the best choices in Cape Town, but that being said you should definitely have a full burglar alarm system connected to an armed response service, and observe usual safety precautions. The area is safe to walk during the day, but after dark avoid dark streets unless you are in a group. The beautiful and vibey promenade that

runs along the beach is safe to walk at night as long as numerous restaurants located there are open.
Grocery shopping is limited to a rather inferior Pick'n'Pay (part of local supermarket chain) and a 7/11. There is a pharmacy, a post office and a dozen tourist-oriented boutiques. You are better off doing your shopping in Sea Point Spar (another local supermarket chain), Gardens Shopping Centre or V&A Waterfront, which are all within 15 minutes drive from Camps Bay.
There are no private/international schools in the area, but Reddam International School in Green Point is about 10/15 minutes drive away. If you work in the city, this is a great location in terms of commute and should not take you more than 20 minutes in rush hours.
Last but not least, Camps bay is extremely windy in summer when South-Easterly wind hits Cape Town. South Easter can blow for days without stopping and the constant noise and sand flying in the air can drive you mad. Get aircon, as this will reduce your need to open the windows and let in the noise and sand. Some parts of Camps Bay are less windy than the others. Glen is probably the quietest, and Bakoven the windiest.

Clifton – the most expensive address in Cape Town - comes with idyllic beaches full of great-looking people, spectacular sunsets and glamorous houses, perched on the cliffs and offering its rich residents exceptional views.
Despite exorbitant prices, the choice of accommodation is not great. Several of the apartment buildings are fairly run down, but still command great views – and high prices. Interestingly, some of the apartment buildings are accessed from the roof, where you leave your car and then take an elevator down to your flat. Houses are relatively smaller (as are pools and gardens), many of them being quite old. There is a large gap in prices between such properties and those that are new or have been renovated.
Similarly to other coastal areas, availability and affordability of rentals improves during South African winter (May to September).
Clifton is one of the safest areas in Cape Town. Still, you should have a full burglar alarm system connected to an armed response service, and observe usual safety precautions. The area is safe to walk during the day. The spectacular walk between Clifton and Camps Bay takes about 10 minutes (2 minutes by car), but do not attempt this walk in the dark.
Proximity to Camps Bay (5 minutes drive)means there are lots of good restaurants and bars nearby. Clifton and Bantry Bay do not have their own

establishments, save for a coffee shop, one pizza restaurant and a couple of hotel eateries.
There is a pharmacy and a small convenience store. Grocery shopping is best done in Sea Point Spar or Sea Point Woolworth (local supermarket chains), or at V&A Waterfront, which are all within 10 minutes drive.
There are no private/international schools in the area, but Reddam House School in Green Point is only 10 minute drive away.
If you work in the Central Business District or at the Waterfront, this is a very convenient location in terms of commute and should not take you more than 15 minutes in rush hours.
Unlike Camps Bay, Llandudno and Hout Bay, Clifton is blissfully windless year-round. This of course means that Camps Bay beach crowds tend to migrate to sheltered Clifton beaches on windy days, so you will rarely be able to enjoy the idyllic landscape to yourself. Beware that Atlantic Ocean water is freezing cold year round and you will be mad to swim to get into the ocean unless it is for a 2-second dip!
Bantry Bay is next door to Clifton on the way to Fresnaye and Sea Point. It does not have own beaches, but Clifton beaches are accessible within 5 minutes drive. The views are fabulous and wind mild. This is a somewhat more economical alternative to Clifton, with prices for properties being slightly above Camps Bay level.

Those looking for convenient wind-free location between the beaches and central Cape Town |

Fresnaye is an attractive wind-free compact suburb lying on a hill between Bantry Bay and Sea Point. As prices for Atlantic Seaboard real estate have been growing, this suburbs popularity increased.
The main attraction of Fresnaye is its convenient location – on one hand, a 5 minute drive to Clifton and Camps Bay, on the other – short commute (10-20 minutes) to Central Business District and V&A Waterfront.
Houses, especially those higher up the hill, often come with great vistas over the bay and Robben Island and the backdrop of Lion’s Head. With property prices being the lowest compared to Clifton, Bantry Bay and Camps Bay, no wonder Fresnaye is an attractive proposition.
The selection of properties found in Fresnaye is limited to standalone houses and townhouses. Most properties have been built a while ago and require refurbishment, but due to recent construction boom you will find some new, modern properties as well. Gardens are small to none-existent.

Security in Fresnaye is not on par with Camps Bay, Clifton and Bantry Bay, but we would stillconsider it a relatively safe suburb. Make sure you have a full burglar alarm system connected to an armed response service, and set your alarm when leaving the house and at night. Observe usual safety precautions. The area is safe to walk during the day, but do not walk at night.
Fresnaye does not have its own shopping and restaurants. Grocery shopping is best done in Sea Point Spar or Sea Point Woolworth (local supermarket chains), or at V&A Waterfront, which are all within 5-10 minutes drive.
You will find lots of casual and cheap restaurants and cafes in neighbouring Sea Point. Finer dining options are within 10 minutes drive in Camps Bay, Mouille Point, and V&A Waterfront.
There are no schools in the area, but Reddam House School is a stone throw away. If you work in the Central Business District or at the Waterfront, this is a very convenient location in terms of commute and should not take you more than 15 minutes in rush hours.

Anyone on a budget with a preference for apartments and convenient central location |

Green Point, Sea Point and Mouille Point lie between the bustling V&A Waterfront and the posh Bantry Bay and Clifton. Despite their great location – featuring Atlantic ocean, Lions Head and Signal Hill, the aesthetics of these suburbs are unfortunately affected by the not so charming high rise monstrosities, most of which are over 20-30 years old and in dire need of refurbishment, especially in Sea Point. If you chose to live in the area, stay as far as possible from Sea Point’s constantly busy Main Road (M4).
Two reasons why you may be considering living here is affordability of housing and convenient central location. Accommodation primarily involves apartments, although you may be able to find some nice houses in Upper Green Point, which also feature great views over the city down to the Atlantic Ocean. Most apartment buildings are old and shabby, with an exception of new and sought after slick developments in Mouille Point and Green Point towards de Waterkant (which are naturally fetching higher prices).
Beach Road that runs along the Atlantic Ocean from Sea Point to Mouille Point, with its impressive sight of the crushing Atlantic waves, is the visual highlight of the area. This promenade is perfectly safe during light hours and a great place for a walk or run.

Grocery shopping is best done in Sea Point Spar, Sea Point Woolworth or Sea Point Checkers (local supermarket chains). You will find lots of casual and cheap restaurants and cafes in Sea Point. Moulle Point’s beach promenade houses a number of very nice high end restaurants as well as modern easy going delis and cafes. More eating out options are within 10 minutes drive in Camps Bay, V&A Waterfront and City Bowl.
Green Point and Sea Point have the most security problems in comparison to the neighboring areas. Having a good alarm system linked to an Armed Response is essential. That being said, the above mentioned new apartment buildings in Moulle Point and Green Point come with much better security than the rest of the area.
The only independent school in the area is Reddam House in Green Point. If your kids attend schools in Southern Suburbs, take into account commuting times (about 20 minutes, and fortunately you would be moving against traffic).
If you work in the Central Business District or at the Waterfront this is a very convenient location in terms of commute and should not take you more than 10 minutes in rush hours.
